    In a perfect world, everything starts on time, without hitches and is quick and easy. The real world does not function so orderly. Use a contractor that you feel will do the job right, on time and on budget and avoid some of the common pitfalls that follow:

    1. Trying to be your own General Contractor.
    This is a project that can be time consuming, costly and requires expertise. A renovation or remodelling project is one of the most costly, complicated, and time-consuming projects that you can get into. Hire a professional, do not do it yourself.

    2. Hiring the wrong General Contractor. Never hire a contractor who makes you uncomfortable, or who you cannot trust, no matter how highly recommended or how low the estimate.

    3. Putting the job out for bid without clear specs. Unless you specify every detail of the project up front, you cannot compare the bids of different contractors. You will have to specify a flooring type, countertop material, lighting, cabinet hardware, etc. Failure to do so may result in one contractor pricing low end materials and another pricing higher end materials which will result in costly decisions. In order to avoid these pitfalls, ask for and give job specific information.

    4. Paying in advance. Never pay more than 40 to 50 percent of the total job cost up front which will typically cover start up materials, and work out a progress payment schedule for the balance of payments based on the completion of phases of the job.

    5. Getting distracted from your ultimate goal. In kitchen remodelling there are so many options available and costs can get out of control. Establish a wish list and budget and keep to it.

    6. Do not spend on appliances and structure that is not useful. Plan a kitchen that will accommodate your needs and keep to a reasonable budget. By example, a conventional stove may serve you better than an induction range, you can always upgrade appliances later.

    7. Settling for a cookie-cutter kitchen. Build the kitchen that works for you, looks great and suits your budget.     8. Ignoring what you can't see. Everyone worries about the cabinet faces, but if the sides and hardware aren't made of sturdy enough stuff, the doors will be crooked in no time or if your gorgeous countertops crack because they were not installed on a strong, level base. Don't be seduced by surfaces: It's what's behind the walls and under the floors that really counts.
